What is the VA Loan?

As a veteran or active duty service member, there is a benefit that sometimes gets overlooked. It is the VA Home Loan. But what is it and how can you take advantage of it? Whether you're buying your first home, looking to refinance, or looking to grow your real estate portfolio, this blog will help guide you through the VA Loan.

The VA Home Loan is a government backed loan by the U.S. Department of Veterans Affairs. Allowing veterans and active duty members to purchase a home with a 0% downpayment. 

 

Some Key Benefits are:

1. No Down payment. While civilians have to put a downpayment of between 3-20% of the homes purchase price, the VA Loan doesn't require any down payment!

2. No Private Mortgage insurance. When civilians put down a down payment less than 20% they have to pay Private Mortgage Insurance, in case they default on their payments. Since Veterans Affairs guarantee up to 25% of our loans, we don't have PMI. That saves borrowers hundreds of dollars every month!

3. Competitive Interest Rates.  Va Loans often have lower interest rates than any other loan product. They are usually anywhere from .5-1% lower than conventional! This reduces long term costs and saves borrowers hundreds monthly, and thousands yearly. 

4. Flexible qualification standards. While most banks and lenders want you to have a credit score of above 600, the VA loan itself doesn't have a minimum credit score requirement. Instead, the care about residual income, how much money you have left over after all of your bills! This can help get you a higher preapproval amount! 

5. Assumable Loans. There is another program within the VA Loan for veterans and active duty members to assume another VA Loan to take over that loan amount and rate. This helps borrowers in situations where interest rates are higher.
